Buying a land?

What to look for while buying a land (lands within new release area)? Street facing, rectangular, high, flat would be an ideal land. While building remember to have living areas towards north side so that we can maximise the use of winter sun. If we are looking to build a house with double garage then we will need a land with more than 12m frontage. Generally any block less than this frontage can have single garage only. Check easements and restrictions (if there is electricity substation easement at the back, we may not able to build a swimming pool at our backyard in case if our future plan is to have a swimming pool).
